FREE OF DEBRIS: Keep the external AC unit clear of leaves, lawn clippings, and other debris. The condenser is extremely susceptible to problems due to the environment its placed in. While designed to be weather-resistant, they are still easily damaged. Nearby trees are good for condensers because they provide shade, it’s still a good idea to check the condenser regularly to make sure nothing has fallen in and is messing up the mechanics.

CHANGE YOUR FILTER: Change your AC filters as recommended. Most manufacturers recommend that you change your AC filters every 30-60 days. This can vary depending on your location, how often you use your air conditioner and the overall quality of the air in your area. Changing the filter regularly can add years to the life of your air conditioner.

REGULAR MAINTENANCE: While you can clean your AC yourself, unless you really know what you are doing you may do more harm than good. Hosing the outside unit down and brushing away debris and dirt with a broom is a great start but regular professional scheduled maintenance (which keeps your warranty valid) can be a lifesaver.
